Cancellations & Refunds
The following terms and conditions apply;
If bookings are directly through us (and not through a 3rd party) valid ID must be provided electronically in advance.
Cleaning fees & GST are refunded, if the guest did not check in.
Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
A reservation is officially canceled when the guest emails us and notifies us of its cancellation. Cancellation times is based upon arrival time in our inbox.
Any damage to items, property or theft of items will be deducted directly from the credit card used for the booking and if deemed necessary the appropriate authorities notified.
No illegal substances can be brought into the cottage. Failure to abide by this will result in cancellation of any remaining stay time with no refund (possible additional cleaning fees may apply).
For a full refund of accommodation fees, cancellation must be made at least 7 full days prior to the local check in time (3:00 PM or agreed time) on the day of check in. For example, if check-in is on Friday, cancel by the previous Sunday.
If the guest cancels less than 7 days and more than 3 days in advance, the first night is non-refundable, but 50% of the accommodation fee for remaining nights will be refunded.
If the guest arrives and decides to leave early no refunds will be provided.
